All rooms have central heating, air conditioning and Wi-Fi 7. The bedrooms also have Ethernet cables.
The apartment, with its south-northwest orientation and 10 ft ceilings, occupies the quietest position in the residence, at its opposite side with respect to the expressway and railway line, on the second floor of building D5. You will not hear any airplane noise either, despite the proximity to the airport (which is 3 miles from the apartment).
The south side, set in a classic and elegant context, is sunny from morning until mid-afternoon and overlooks the carefully maintained garden and the entrance to the villa Les Palmiers; on the north/west side, the apartment is actually on the third floor (the building being built on a slight slope), it is well lit throughout the day and offers a magnificent view of the hills, ideal for admiring the sunset.
The Les Grands Cèdres residence is surrounded by the lush greenery of the Bas Fabron residential area, combining the tranquility of hillside neighborhoods with the amenities of the city. It stands out for its magnificent early 20th-century park, inspired by the Italian villas of Lake Como and graced with fountains, sculptures, staircases, terraces, and even a grotto (temporarily closed for restoration).
The apartment overlooks on one side the 19th-century Villa Les Palmiers (which houses the municipal archives and regularly hosts exhibitions, as well as a tourist information point) and on the other side the hills, behind which the sun sets.
The residence features a pizzeria, and just a short walk from the main gate, towards the Promenade, you will find a supermarket open until 10 pm, a bakery, a sushi bar, an Italian restaurant, a Portuguese bistro, and other places to grab a bite or dine, including the restaurant on the terrace of the Radisson Hotel, with its stunning sea view. The beach is mostly free; otherwise, for more comfort, there are two private beaches nearby, which also host trendy parties (notably Les Canailles beach). Passing under the elevated road, you can admire magnificent murals depicting the neighborhood and the city of Nice.
Instead, heading upwards, you will discover the magnificent Jardin d'Indochine adjacent to the residence, the Museum of Naïve Art, the Carole de Roumanie Park (ideal for children and family picnics), and the Roseland Abbey, not forgetting Villa Les Palmiers itself (also known as "Marble Palace"), which is definitely worth a visit. You'll appreciate the elegance of a residential neighborhood, composed mainly of villas and even including a small castle.
Parking inside the residence, limited to one car per group, is free (you will easily find available spots until late afternoon), otherwise you can park on Avenue de la Californie (paid parking during the day) or Avenue du Rond-Point (free).
The main entrance to the residence, located immediately off the westbound expressway, is just a few steps from tramway lines 2 and 3, which will take you to the city center (Avenue Jean Médecin) and the charming port in minutes. In the other direction, line 2 will whisk you to the airport in just over ten minutes!
On the Promenade, bus 12+, which runs throughout the city from Pasteur Hospital to the Cap 3000 shopping center, will take you, for example, to the sandy beach of Saint-Laurent-du-Var or to Place Masséna and the Coulée Verte in just fifteen minutes.
Bus 630, which connects Nice to the Sophia Antipolis technology park in thirty minutes, also stops at Fabron/Promenade in both directions.
In short, just a few steps away you will find services, beach and entertainment, but also tranquility, greenery, art and culture, all practically at your fingertips!
