Located on the heights of Mandelieu-la-Napoule, Villa Embrun is a beautiful property, ideal for relaxing holidays on the French Riviera. You will enjoy a panoramic sea view over the Lérins Islands and the Cannes bay, just 9 km from La Croisette.

Fully air-conditioned and spread over 210 m² across two levels, this villa has been designed for both comfort and entertainment. On the ground floor, the double living room, equipped with a large screen, offers a convivial living space with direct access to the sea-view terrace. The fully equipped kitchen and the dining area can accommodate up to 10 guests, making it perfect for family meals.

On level -1, you will find a practical laundry room for post-pool convenience (with washing machine, tumble dryer, and an American-style refrigerator). The sleeping area accommodates up to 10 guests in 5 bedrooms, most of which offer direct access to the outdoor areas, ensuring privacy and rest for everyone.

Bedroom 1 (Ground floor): 160 cm double bed, storage space, access to the sea-view terrace.
Bedroom 2 (Ground floor): 140 cm double bed, storage space, access to the sea-view terrace. Separate shower room.
Master bedroom (Level -1): 180 cm double bed, walk-in wardrobe, full bathroom (bathtub, shower, and WC), access to the pool.
Bedroom 4 (Level -1): two single trundle beds (2 x 80 cm), desk, access to the pool outdoor area.
Bedroom 5 (Level -1): 160 cm double bed, storage space, private shower room, access to the pool outdoor area.

This layout offers dedicated space for everyone, with the three bedrooms on the lower level enjoying immediate access to the pool. The enclosed 2,800 m² grounds are designed for relaxation and leisure. The large swimming pool (12 x 5 m) is surrounded by a pool house featuring a summer kitchen, gas barbecue, and a dining table.

For entertainment, you have access to a ping-pong table and a billiards table. Parking is available for two cars. The villa is located 4.5 km from the beaches and the golf course, and 2 km from shops and restaurants. Access to the villa is via a fairly steep driveway that leads you to this exceptional setting.
