High above the Leogang Valley sits the Julisam Chalet – an extraordinary luxury residence designed for those seeking the extraordinary. With around 900 square metres of living space, this private hideaway offers a level of exclusivity that is otherwise only found in private residences or curated luxury clubs. Absolute tranquillity, an open-plan feel, understated elegance and state-of-the-art facilities form the basis for an experience that is all about discretion, privacy and personal comfort.

The chalet has five individually designed suites, each dedicated to an alpine theme – such as gold, moss or mountain lake. Each suite is furnished with a king-size bed from the Austrian manufacturer Wittmann and offers a harmonious interplay of materials, light and space. The bathrooms are directly connected, feature rain showers, fine natural stone and high-quality fittings. State-of-the-art technology such as retractable TV screens, Sonos sound systems, complete blackout blinds and acoustic shielding ensure maximum relaxation. The bedrooms are deliberately separated from the living and leisure areas so that retreat and socialising do not overlap.

The central living area impresses with floor-to-ceiling windows that open up a wide view over the valley to the peaks of the Steinernes Meer. A rotating lounge island allows you to focus your attention either on the open fire or the landscape. A Yamaha Disklavier grand piano provides musical accompaniment on request. A gallery with reading areas and an open-plan kitchen with a designer dining table for up to twelve people complete the ambience. The kitchen is equipped with everything you need for a private dinner or a shared cooking experience – including a teppanyaki grill and a temperature-controlled wine cabinet. A private chef can be booked on request.

The private spa area is located in the basement: a 14-metre stainless steel pool with counter-current system and waterfall takes centre stage, complemented by a whirlpool with valley views, Finnish Sauna – a Technogym fitness room and a yoga zone. An indoor climbing wall and a fully equipped spa and massage room complete the offer. Here, too, the experience is all about privacy and exclusivity.

The entertainment options range from a private home cinema with a starry sky and an arcade lounge. Children can enjoy a real adventure land in the separate indoor play area – with a slide, soft building blocks, climbing elements and space for creativity.

Around the chalet are spacious terraces with lounge furniture, a hot tub, a fire pit and two Napoleon barbecues. The sculpture garden with works by David Harber invites contemplation. Families have their own play areas covering over 400 square metres. Access to the surrounding nature begins right outside the door.

Exclusive services are available on request – such as a butler, a chef, a spa or event team, a chauffeur or even a helicopter transfer from Salzburg, Innsbruck or Munich. Arrival is via a private underground car park with direct lift access. A digital guest folder, self-check-in, smart home systems and discreet cleaning service are a matter of course.
