About This Property

VILLA CLEO is a charming, recently renovated Tuscan farmhouse in a splendid panoramic position, on the outskirts of the village of Ciggiano, in the middle of the typical Tuscan landscape. This landscape with its endless fields of wheat and sunflowers harmonizes with the ancient villages on the hills and the villas and farmhouses surrounded by vineyards and olive groves, which produce excellent wine and extra virgin olive oil.

Thanks to the careful renovation, VILLA CLEO has been transformed into a comfortable holiday villa, with a clever mix of old and new. Around the villa extends a large garden equipped with garden furniture, barbecue and a private swimming pool (4x8.5m, 1.50m deep) with a view over the valley.

The property consists of 3 residential units, 1 apartment on the ground floor of the main house, 1 apartment on the 1st floor of the main house and an annex.

Situated on a natural terrace, the swimming pool is just a few meters from both buildings and is surrounded by a tiled area which flows into a lawned area.

There are several outdoor spaces equipped for outdoor dining. There is also an outdoor barbecue available for guests.

The property has a private entrance with an electric gate and on-site parking.

Located in the center of the Valdichiana, on the top of a hill, the view opens onto the landscape below, characterized by numerous and picturesque olive groves and the nearby village of Monte San Savino with all kinds of services and excellent restaurants.

Thanks to its strategic position, this accommodation is ideal for relaxing in the peaceful atmosphere of a village and at the same time offering good infrastructural connections for easy day trips to the most important artistic and cultural centers of central Italy, such as Cortona and Arezzo, or a little more distant Siena, Florence or Perugia.

An external staircase leads to the apartment on the 1st FLOOR: Entrance into large kitchen-living room with dining table and fireplace, 1 double bedroom with private bathroom, 2 twin bedrooms, 1 bathroom with tub and washing machine.

Entrance into the living room with dining table and sofa and fully equipped kitchenette. Next door is a double bedroom with French doors to the garden and a bathroom with shower.

EXTERNAL

The holiday home has a private entrance with electric gate and parking inside the property. All around extends the well-kept garden with lawn, shrubs and flowers as well as an inviting swimming pool. From the pool area the view opens onto the medieval village of Monte San Savino and the surrounding hilly landscape.

For peaceful lunches and dinners, guests on holiday have at their disposal a veranda equipped for outdoor dining in the annex and in the main house, as well as an outdoor barbecue.

POOL

The 8.5 x 4 m swimming pool is 1.50 m deep and is in a sunny and panoramic position with a view of the surrounding area below. The pool area is equipped with sun loungers and parasols.

THE PRICE INCLUDES

Electricity, water, cooking gas, bed linen and towels changed weekly,use of washing machine, Wi-Fi Internet, pool and garden maintenance, use of pool from the end of April to the end of October



THE PRICE DOES NOT INCLUDE

Final cleaning (fixed price EUR 150.00), supplement for traveling pets (weekly price: EUR 30.00 per pet), event. Tourist tax according to the new regulation (depending on the municipality, details on arrival by the owner)

ON REQUEST:

Heating costs on consumption (on consumption at the prices valid for the period of stay), firewood (20.00 euros per quintal)

DEPOSIT: 500.00 euros in cash on arrival

PETS: admitted on request in the dependance with supplement

ARRIVAL: between 16.00 and 19.00

DEPARTURE: from 8.00 to 10.00 at the latest

POOL USE: from the end of April to the end of October
