The Bavarian country house is beautifully situated directly on the waterfront just 30m walk to the lake. In an absolutely quiet residential area of Rottach-Egern, the house stands on a 1000m2 garden plot with a beautiful, all-round terrace.

The newly renovated house is furnished to a high standard with a combination of Bavarian and modern elements. On a spacious 180 sqm living space, it offers enough space for 6 guests with every comfort with three bedrooms and two bathrooms.

The spacious living and dining room awaits you on the ground floor. Start your day off with breakfast in the Bavarian dining area or relax on the sofa in the living area with direct access to the sunny, invisible terrace. Next to it is the first individually designed bedroom with a 180cm x 200cm box spring bed and direct access to the terrace. The beautiful bathroom on the ground floor has a bath with shower. The modern kitchen is fully equipped with a dishwasher and all necessary kitchen utensils.

The large master bedroom with balcony is upstairs. Here you can enjoy a wonderful view of the garden and the Wallberg. It is equipped with a 200cm x 200cm box spring bed and a large built-in closet. In the second bedroom on the upper floor you sleep in a 180cm x 200cm bed in a country house style. The large bathroom has a bathtub and a separate shower. On the upper floor you will also find a laundry room with a washing machine and dryer.

In Rottach-Egern and at Tegernsee there are countless ways to fully enjoy your vacation day. In just 10 minutes on foot you can walk right along the lake into the center of Rottach-Egern. Here you will experience an inspiring atmosphere between art galleries, boutiques and star restaurants.

Sports enthusiasts hike to the 1722-meter-high Wallberg in summer, go mountain biking or use all kinds of water sports. In winter there is a direct ski lift from Rottach-Egern to the Tegernsee - Spitzingsee ski area. There are also countless opportunities for cross-country skiing, tobogganing or relaxing winter walks.

The Tegernsee valley is known for numerous traditional events such as the forest festivals in summer and the Christmas markets in winter. Should you fancy a trip, cities like Munich and Salzburg are only an hour's drive away. By the way, you park directly on the property with parking and garage.
