This beautiful apartment is located in Marina di Castagneto Carducci. It lies just 20 meters from one of the beaches of northern Tuscany. This apartment is located on the third (and top floor) of a building which is part of an apartment complex equipped with lifts, a few small shops, a hotel and a bar. At a distance of approximately 1000 meters there is a second beach that is open to the public. The landlord rents a total of 3 private apartments. From these apartments you can enjoy a breathtaking view of the Mediterranean Sea. To your left you will see the island of Elba while straight ahead lie the islands of Capraia and Corsica, and to the right, the island of Gorgona. On clear days you can even see as far as the "Costa Azzurra". The charming village of Marina di Castagneto Carducci has everything you need such as boutiques, jewelers, restaurants and coffee bars. You can reach the beach through a door on the ground floor of the apartment building. There is a shower (outside) directly on the route to and from the beach. Cars can be parked on one of the many side streets near the building (note: during high season you need a parking sticker). There is the opportunity to park (by request; for free)near the villa.

This comfortable apartment is situated on the third floor and is accessible by elevator. The apartment can accommodate 4 to 5 persons and has an area of 50m². The special feature of this apartment is its 2 balconies, both overlooking the sea. The cozy and comfortable living room has two single sofa beds. The corner kitchen is fully equipped including a gas cooker, electric oven, fridge/freezer, toaster, Italian and Dutch coffee makers and a dishwasher. From the living room you have direct access to a balcony from where you can see up to 80km on a clear day. You can see the mountains of Romito, the Gulf of Baratti and the horizon of the Tuscan islands and Corsica. The balcony has a table and 2 chairs. The bedroom is furnished with two single beds which can be pushed together to form a double bed plus another single bed. From this room you have access to a second balcony offering a stunning view of the surroundings. It also has a stone table and two chairs. The bathroom has a shower, toilet, bidet, hair dryer and washing machine. The apartment has central heating and a TV with satellite connection. All the furniture is of Swedish pine. This apartment can be connected to another apartment (Murex) by way of a door, if you are vacationing with a larger group.

This home is situated amidst a beautiful environment which is renowned for its mild climate, beauty, history, poetry and famous wine. You will find numerous vineyards serving local dishes along with their fine wines. Examples of wines in the region: DOC Bolgheri, DOC Montescudaio, DOC Val di Cornia and DOC and ELBA. You also have plenty of choice when it comes to hiking, cycling and mountain bike trails or you can visit nature reserves (L'Oasi di Bolgheri) or archaeological sites in the area. There are even beautiful beaches with really clear seas which are ideal for swimming, windsurfing and a variety of other water sports. In Baratti and San Vincenzo you will find diving schools. You can take excursions to famous cities like Florence, Pisa, Volterra, San Gimignano, Siena, Massima Marittima, Perugia and Assisi. Elba Island is located 45 km away and is accessible by ferry, so you can bring your car. There are several stables that offer horseback riding. Children will also find plenty of opportunity to enjoy themselves, for example at the water park in Cecina or the adventure park of Il Cavallino Matto in Castagneto Carducci.
Every Sunday morning at 11:00, beginning from June the 8th, the owner organize guided tours in the botanical garden“La Soldanella". The tours last approximately one hour, depending on the season and which plants and flowers are in bloom and are free of charge.

The price includes:

-Final cleaning (provided you leave the house in a clean state)

Not included in the price:
-Deposit: fixed amount/flat.
-Non-winter heating must be requested in advance and is available for an additional hourly charge based on consumption.
-Air conditioning: there is a cost according to expanditure.

Please note that young groups and parties are not allowed.
Tourist tax applies per night for the first 30 nights of the client's stay in the period from the 15th of April until the 1st to 15th of October. People under 12th and disabled guests and their companions are excluded from this tax.

Mandatory Door-to-Door Waste Collection:
Failure to properly dispose of waste and leaving any accumulation at check-out will result in a fixed amount deduction from the security deposit.

No Smoking Policy:
Smoking inside the apartments is strictly prohibited. If smoking is detected, the security deposit will be withheld to cover the cost of professional cleaning and washing of curtains, blankets, bedspreads, and pillow covers.
