Your own traditionally restored villa of stone and wood complete with pool house and views on the order of a dream! In a beautiful green and mountainous landscape adorned by sunflowers and olive trees, this family has created six wonderful accommodations on their stunning property. The 18th century farmhouse situated atop a hill is surrounded by flowered fields and woods. The 15 hectare site is completely enclosed and has a large remote controlled gate (you will receive a remote upon arrival). Due to the altitude of the property, each villa has a wonderful view. Guests of Caldaruccio can enjoy the luxury of the estate and the silence of the surroundings - all the necessary ingredients for an unforgettable holiday. You can swim or relax in the sun or in the big hammock in the garden, barbecue or go hiking, biking or ... do nothing! For dinner or an aperitif you can visit restaurants in nearby villages like Ramazzano (only 700 meters from the estate). This village also has a supermarket and a bakery. From the estate you can choose from a number of paths that lead you through the unique countryside and hills as well as through the woods of Umbria. Feel free to ask the owners for tips on scenic routes in the area, they will be happy to advise you!

"Baita" is a detached cottage, close to the farm, with its own entrance and private garden complete with wooden garden furniture. It offers a beautiful view of the valley. The cottage contains antique furniture and has a cozy fireplace in the living room. The bedroom is furnished with one double bed and one single bed. The kitchen (situated in the living room) has a stove with an oven and a dining area. The accommodation also has a television and a bathroom with a shower.

Beautiful cultural cities, both in Umbria and Tuscany, are within easy reach while water sports are possible on Lake Trasimeno, only half an hour’s drive away. This is an ideal place for equestrians as well as hiking and mountain biking enthusiasts. Nearby you can find nice restaurants and also spend a day shopping, for example in Perugia which is only 15 km away (Rome is less than two hours away!). Perugia is the capital of Umbria, the green heart of Italy, and is one of the treasures of Italy when it comes to art and culture. It is a city full of vitality and has an international atmosphere with its large university and art schools. The historic center, surrounded by Etruscan walls, is especially breathtaking. Amid a maze of narrow medieval streets you will find Piazza IV Novembre, the heart of the city. Assisi is another city worth visiting. It is also an important pilgrimage site. Landmarks of the city include the 13th century Basilica of St. Francis of Assisi and two castles (a small ruin and the larger 14th century Rocca Maggiore). The medieval towns of Todi and Gubbio are well preserved and are among the attractions of the province. In terms of natural beauty, the Monti Sibillini (a mountain group, part of the Apennines) are the highlight of the area. These mountains were given national park status in 1993.

The price includes:

Bed and bath linen.
Each apartment is equipped with bed linen depending on the number of occupants in addition to the bath linen , arranged as follows:
ADULTS KIT: N. 1 shower towel, N. 1 face towel.
KIT FOR CHILDREN UP TO 12 YEARS: N. 1 face towel.
This linen is provided once a stay and is functional for the entire period of the stay.

About air conditioning, for a normal use (in case of overcosumption, you will be charged an extra cost according to actual consumption) the rates are for Torretta or Baita the weekly cost is € 50,00
for the Chalet, Cottage Umbertide and Cottage Gubbio the weekly cost is  € 70,00
for Villa Casolare the weekly cost is 150.00.

For specific conditions, related to special offers and promotional packages, the management reserves itself, at its discretion, the application of the provided reductions for children.
Any further requests about bed or bath linen will be satisfied upon payment of an additional charge, as follow:
ADULT KIT towels: Euro 15,00 -
KIT FOR CHILDREN UP TO 12 YEARS towels: Euro 10,00
Couple of sheets per double bed Euro 15,00
Couple of sheets for single bed Euro 10,00;

Remember that  SMOKING IS ABSOLUTELY FORBIDDEN in the apartments and in all the other common areas of the hotel. In case of non-compliance, the pro-tempore director of the structure, may issue a regular fine, as provided by law, for an amount starting from € 25,00 to € 250,00, as well as the cost covering the hydrocleaning of the furnishings.  

Upon your arrival, the management reserves itself the right to require a deposit of € 150,00 which will be returned at departure after checking the condition of the housing unit. The deposit, will be paid only in cash (we do not have the terminal for credit card or debit card).


Pets will be allowed but only by prior arrangement!

Please note that young groups and parties are not allowed.
