The villa is located in Alporchinhos, a peaceful residential area between Porches and Armação de Pêra, famous for its sheltered beaches and golden cliffs of the Algarve coast. Just a short walk away lies Senhora da Rocha Beach, one of the region’s most iconic viewpoints, with its small fishing harbor and chapel overlooking the ocean.
This area offers the perfect mix of privacy, comfort, and seaside living, with local restaurants, cafés, and supermarkets close by. Beautiful nearby beaches such as Praia Nova, Cova Redonda, and Praia do Barranco are all within easy reach.
The nearby village of Porches, known for its pottery tradition, and Armação de Pêra, with its lively seaside promenade, complete the setting. Quick access to the EN125 and A22 (Via do Infante) makes it easy to explore the Algarve from east to west.
Guests have exclusive access to all areas of the property.
Magnificent sea-view villa with five ensuite bedrooms, accommodating up to 10 guests, just minutes from Senhora da Rocha Beach in Porches, Lagoa.
The master suite features a hydromassage bathtub, while the remaining four suites offer walk-in showers. There’s also a guest bathroom.
The private 50 m² pool (10 x 5 m) is surrounded by a deck, sun loungers, garden, outdoor shower, parasols, barbecue, and dining area. The pool is not heated.
The fully equipped kitchen includes a refrigerator, freezer, dishwasher, oven, electric stove, microwave, toaster, kettle, coffee machine, citrus juicer, and all utensils for preparing and serving meals.
The villa also includes air conditioning, satellite TV, Wi-Fi, and a sound system.
The laundry room has a washing machine, drying rack, ironing board, and iron.
Spacious and bright interiors with large windows ensure plenty of natural light.
There’s a garage for two cars and ample private outdoor space, with traditional Portuguese pavement.
The 70 m² rooftop lounge is the perfect spot to enjoy spectacular sunsets.
The garden surrounds the entire property, offering total privacy and tranquility.
We want to ensure the home remains in perfect condition for your stay and for future guests. Please treat the house, furniture, equipment and linens with care. If something breaks or stops working, notify our concierge as soon as possible so we can assist promptly.
Please close all doors and windows when leaving the property, and turn off air-conditioning or other non-essential equipment to avoid energy waste and potential safety risks.
Check-in / Check-out
Check-in and check-out times are flexible, subject to availability and confirmation. Early check-in or late check-out may incur an additional fee.
Municipal Tourist Tax
A municipal tax applies to guests aged 13+:
• 1 € per guest per night from November to March
• 2 € per guest per night from April to October
Charged up to 7 nights per stay according to the Lagoa municipality regulations.
Extra Cleaning & Laundry Deposit
During seasonal events or high-risk periods, we may request a €300 cleaning and laundry deposit, payable via Airbnb as "Extra Services".
If no extra cleaning/laundry is needed, the deposit will be refunded within 8 days after check-out. Failure to pay may result in cancellation.
Guest Registration
As required by Portuguese law (SEF), all non-resident guests must provide identification details before or upon check-in.
Visitors
Only registered guests are allowed on the property. No unregistered visitors or overnight stays without prior approval.
Cleaning
Daily rates include bed linens, towels, soap and shower gel. For stays over one week, a mid-stay cleaning with linen change is included. Extra cleanings may be requested subject to availability and additional cost.
Noise Policy
Quiet hours in Portugal are 11:00 PM to 7:00 AM. Please respect neighbors and local regulations.
Smoking
This is a non-smoking home. Smoking is only permitted outdoors and cigarette waste must be disposed of in ashtrays.
Parties / Events
Parties or events are strictly prohibited. Respect for neighbors and the property is required at all times.
Pool Safety
The pool is unsupervised. Children must be supervised by an adult at all times.
