The villa consists of two separate but jointly rented apartments. for which it is particularly suitable for a nucleus of two families who want their independence but stay together and share life outside, The apartment on the first floor, about 50 square meters, consists of a double bedroom with private bathroom, 1 living room with kitchenette and a sofa bed with two beds and private bathroom. The ground floor apartment, about 80 square meters, consists of a double bedroom with private bathroom, a bedroom with a pull-out bed (sleeps 2) and private bathroom, dining room with kitchenette, living room with three large French windows that give outside under the wisteria pergola. In this living room there are two sofa beds (possibly 3 beds with private bathroom). Outside there is a large space all around the house with a pergola where you can stop and have lunch in the shade of the wisteria. Ancient barn, where you can dine all together to enjoy food cooked on the grill on the nearby barbecue. There are sun beds, heated showers and tables around the pool.
The pool is completely fenced to prevent small children from approaching. It is illuminated in the evening with a time to be determined. (the dimensions of the pool are 5x1 meters or deep from 1.20 to 1.50 meters.
The possibility of reserving the entire villa guarantees tranquility, privacy. The surrounding land of 1.5 hectares with lawn, vineyard, olive trees, pines and fruit trees.
It is close to the town (km2) where there is the railway station, supermarkets, and all services (medical, rental and other), to typical restaurants and wine bars, to sandy beaches, to the amusement park, spa, thermal baths, archaeological and naturalistic.
At about 30 km there is also a golf course.
Bike paths and more or less demanding routes for bicycle lovers. There are horse stables that organize horseback riding in the pine forest and on the beach. Tennis courts are also two km away.
The cellars for visiting and tasting Bolgheri's fine wines are very interesting.
Close to characteristic villages: Castagneto Carducci, Bolgheri, Campiglia, Baratti, Populonia with Etruscan sites.

Booking the entire villa and for periods of 2 or more weeks entails a discount on the rates.
Linen is provided for the kitchen, bathroom, bedroom and even the swimming pool. Linen is changed once a week. Additional linen can be provided. The cost is € 6 per person.
Final cleaning is included.
EXTRA CLEANING IS NOT INCLUDED (in case of particular disorder, dirt or neglect)
On request, for a fee, you can have other aids (cleaning, baby sitting, cooking, transfer by private car, bicycle rental ....)
The cost of electricity is not included and is calculated and paid according to consumption 0.40 euro / Kw at the time of checkout
