Villa del Nibbio is an exclusive villa in Umbria near the Tuscan border, the true heart of Italy. Its location, nestled in gorgeous and unspoiled countryside guarantees seclusion for restful and relaxing stays but also the perfect starting point for trips to towns like Orvieto, Todi, Spoleto or even to major historic cities such as Rome, Perugia, Florence. The villa is structured in various levels: on the top level there is the master bedroom with a wardrobe and bathroom. There is also a small gym. On the first floor there are 2 double bedrooms, one double bed the other twin beds with shared bathroom, another double bedroom with bathroom and walk in wardrobe, a large and comfortable living room with cable tv and wifi, a reading area in mezzanine, a third double bedroom with bathroom (no shower), dining room and fully equipped kitchen. A vast terrace, party shaded, surrounds the whole floor overlooking the valley. Indoor pool and garage. Large windows and doors open directly to the big and sunny pool.
You can enjoy the big pool during the day, dine al fresco on the terrace and enjoy a spectacular sunsets. There is an indoor parking garage, a laundry room and a table tennis table. Few toys and pool games are also available. The tv set in the living room with the cable international channels. In the same area there is the wifi router. Bed linens and towels will be provided.
The villa is for your own personal use only.
There is no smoking in the villa. If you want to indulge the cigarette properly and dispose of the butt in a contained ashtray.
Children must ALWAYS be monitored and NEVER left alone or in the pool.
The villa is nestled in the countryside. Do not walk around the grounds outside the lawns without closed shoes.

Few basic items such as salt, sugar, coffe, oil and vinegar will be in the kitchen for you. For food shopping you can pop by the nearest village of Ficulle whre there are little convenience stores or go to bigger supermarkets either in Fabro or Orvieto where the COOP stores can be found.
