NEW VILLA (built in 2014) in modern style with swimming pool and a fantastic lake view not far from the center of BARDOLINO. We are located 800 meters from the town center, also convenient to essential services (supermarket, pharmacy, bus station etc). The villa is divided vertically into 2 properties. We rent the property overlooking the pool (3.5 x 10 meters) that can accommodate a maximum of 8 persons . The entrance area is located on the upper floor and consists of living room with sofa, which can be transformed into a bedsofa (160 x 200 cm), dining area with kitchenette and a guest wc. On the ground floor, accessible by a comfortable staircase, there are 3 rooms: 3 bedrooms, two of which have a double bed (180 x 200 cm) and in the third bedroom there are 2 single beds and another 2 retractable beds below. Also on the same floor there are two large bathrooms both with shower. 


The property on the upper floor has a large corner terrace area (about 45 sqm) whereas on the ground floor a porch area (covered terrace)(about 20 sqm). Finally it has an open outdoor space for 2 cars and in common a cellar with washing machine. The kitchen is brand new, equipped with dishwasher, induction plates, oven, fridge and freezer.
The property is air conditioned, satellite TV, wifi, electric blinds, electric sunshades on the terrace and barbecue.
The property has a system of cooling known as Klimahaus. The system cools the property through the ceiling. A traditional air conditioning will be installed on the upper floor (living area/kitchen) where the temperatures are difficult to control. Guests will be able to control and decide for themselves when to use it or not. Due to the extreme increase of energy prices, guests who use this kind of system will be debited 0,50 € for 1 kw of consumption (10 Kw / night are included in the price). A meter will be installed near the heat pump, which allows guests to have control on their consumption. 

The great feature of the property are the large windows (floor / ceiling) that make the rooms bright and offer a wonderful view of the lake, and at the same time the property enjoys privacy from the surrounding houses which are below.
Ideal for families and / or couples.
Groups of young people are not allowed.
Pets are allowed with a cleaning fee.
Smoking is not allowed inside the villa.
The owner comes from South Tyrol and they are not often present in the property, mostly on weekends or during holiday periods.

Pool is open from 01.04 until 31.10
You can request exclusive use of the swimming pool at an extra cost.
