Villa

The villa is located 100 km northerly of Rome, 2 km from the village of Lugnano and 11km from the town of Amelia. It lies in a very quiet area with nice views. The property features a big and well maintained garden of around 5000sqm with a 12 by 6 meter swimming pool (with roman stairs). The entire property is for private use of the tenant and is not shared with other people or owner. The pool area is equipped with sunbeds and is fully fenced (useful for families with young children). Next to the pool there is also a bowling field. Between the pool area and the villa there are different trees that provide enough shadow to relax. The lawn in front of the villa is equipped with garden toys/swing/slide, comfortable deckchairs, table & chairs. There are also a ping pong table, table football & 6 mountain bikes. The large porch is equipped with table and chairs for 10 people and a fridge. Barbecue available in the garden to cook. The ground floor of the villa features a large and well equipped kitchen with table for 6 persons. The kitchen is equipped with a big fridge, freezer, semi-professional cooker, dish washer, oven, microwave, slicer, toaster, mixer, squeezer, 2 coffee machines (espresso & american). The fireplace can be used to cook. Next to the kitchen there is a large living/dining room with table-chairs for 14 persons and 5 sofa seats. 2 highchairs available. The fireplace in the living room is fully functionally. The bedrooms are all on the first floor. There are 2 bedrooms with double bed and en-suite bathroom (toilet/shower). There are further another bedroom with double bed and a family room (double bed and it is possible to add two single beds). The last two bedrooms have to share the 3rd bathroom (shower/toilet). The property lies in a hilly area and the evenings/nights are normally fresh and windy. The house is thermal good insulated so also fresh when it's hot. There are in every case fans available or you can sleep with the windows open (there are mosquito nets on all the windows).
Upon request there are 2 baby cots available. There are two supermarkets, bars and other shops available in the village of Lugnano at 2 kms from the property.  There is also a supermarket 50 meters on the right after the highway exit of Attigliano (Todis). The nearest restaurant is at 3 kms. In the town of Amelia (11 km far away) there are several supermarkets (COOP and Super Conti are also open Sunday morning), some butchers, bakers, fruit & vegetables and bars (almost all kind of shops are available in Amelia). Recommended restaurants: La Gabelletta (outside Amelia on the road in direction of Foce), La Locanda del conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria). If you want to visit Rome, the railway station of Orte is at a 20-minute drive, there is a train to Rome every 30-40 minutes, and in 45-60 minutes you are in the center of the city. If you want to go by car, the drive to Rome's ringroad is of 45 minutes, we recommend to leave the car in the car park of Villa Borghese. From the property in only 15 minutes driving you are on the highway Rome-Florence.

Additional charges to pay on spot:
Electricity (charged upon consumption) Euro 0,40 each KwH (on average around 100 Euro weekly)
Final cleaning €.150 for 1 week. 50 Euro for each additional week (bathrooms and kitchen are cleaned after the first week if stay 2 or more weeks)
Stay tax, 1,5 euro per person/night (max 6 euro per person, free under 14yo).
