The property lies in a top hill location with a panorama sight on the nearby wineyard at only 4 kms from the charming village of Lucignano, between Siena and Arezzo (both cities are around 30 Kms far away). The villa has a large and well maintained garden with pool (12 by 7 meter), the whole property is for private use of the tenant (not shared with any other person). The property is suitable for max 9 persons + babies. Both floors have air conditioning, there are splits in 3 of the 4 bedrooms, and in both living rooms (the one on the first floor is strong enough to cool also the 4th bedroom). On the ground floor there a large dining/living room with table for 8/10 person and sofa with 5 seats. It has a big and well equipped kitchen  (big frigde, dish washer, oven, coffee machine, microwave). There are 2 bedrooms (both with double bed, it's possible to add in one a single bed) and 2 bathrooms (both with shower). Just outside the entry door there is a terrace with pergola, barbecue, table and chairs to eat outdoor. On the first floor (accessible though external staircase) there is a second living/dining room with table for 4 and sofa with 2 seats. From the living-dining room you can access the porch equipped with table/banks to eat outdoor and garden chairs. From here you can enjoy a beautiful sight on the garden and wineyard. On the first floor there are 2 bedrooms with double bed (one with en-suite toilet), there is also 1 bathroom wih shower. Baby cot and highchair are available on request. The property features a free Wi-fi connection (covers both the villa and pool area). It is an ideal point of departure to visit Tuscany & Umbria. From the property in only 15 minutes driving you are on the highway Rome-Florence and in only 10 minutes on the speedway Siena-Perugia. There is a trainstation available in Sinalunga, the train brings you in around 2 hours in Rome and Florence. Shops are available in the town of Lucignano (4 Kms) and Sinalunga (5 kms). There are a couple of large supermarkets near Sinalunga, 11 kms from the property. The COOP one at the shopping center "I Gelsi" is sometimes also on Sunday open. Suggested restaurants in the old town: Il Goccino, La Tavernetta, Lo Schicchero, La Rocca, Le Botti (pizzeria) and Il Gallo near Lucignano. There is a large outlet & shopping center at 15 kms near the highway exit (Outlet village Valdichiana). There is a 9 holes (par 34) golf course 12 kms far away near Bettolle. Lucignano, 414 above the see level, is a small town that represents one of the more extraordinary examples of medieval urban planning for its system of elliptic rings arrived intact over the centuries.
