The property lies in a tophill location with a beautiful panorama only 2 kms from the small charming village of Rigomagno, between Siena and Arezzo (both cities are around 35 Kms far away). It's a very quiet location, great place for a relaxing holiday and to visit Tuscany and Umbria. There are many beautiful cities and charming village that can be reached all in 30-50 minutes driving (Siena, Arezzo, Montepulciano, Montalcino, the Val d'Orcia...and many more). Florence can be reached in 1 hour driving, the Trasimeno lake in 25 minutes. The property has a large garden of around 8000sqm (whole fenced) with a private saltwater swimming pool (13,5 by 5,5 meter, with romain stairs). The first three steps of the pool's stairs allow to sunbathe or let small children play in shallow water. The whole property is for private/exclusive use of the tenant (NOT shared with other holidaymakers or owner). There are two terraces beside the house. The one on the eastern side is equipped with table/chairs to eat outdoors, to cook also at disposition a stone oven/barbecue. The terrace on the western side has very comfortable Unopiù garden furniture and is very appreciated by all the guests. There are furthermore 4 hammocks in the garden. The house is suitable for max 8 persons (+babies). There are 4 bedrooms (all with Daikin air conditioning) and 4 bathrooms. There is one bedroom on the ground floor and 3 bedrooms on the 1st floor. The 3 bedrooms on the upper floor have all: double bed, air conditioning and own bathroom with toilet and shower. On the ground floor there is a veranda with air conditioning and big windows to enjoy the views on the garden, mostly appreciated in Spring and Autumn. From the veranda you can access the bedroom on the ground floor and the kitchen. The ground floor has a bathroom with toilet and tub. The bedroom on the ground floor has air conditioning. The property is equipped with all the most common household appliances: washing machine, dishwasher, fridge/freezer, TV and SAT, oven and microwave, Stereo/CD player, DVD player, american coffie machine, air conditioning in the 3 bedrooms on the upper floor. Highspeed Wi-fi internet connection for streaming and smart-TV!! Babycot and highchair available upon request. From the property in only 15 minutes driving you are on the highway Rome-Florence and in only 10 minutes on the speedway Siena-Perugia. There is a trainstation available in Sinalunga, the train brings you in around 2 hours in Rome and Florence. Shops are available in the town of Lucignano (7 Kms from the house). Lucignano, 414 above the see level, is a small town that represents one of the more extraordinary examples of medieval urban planning for its system of elliptic rings arrived intact over the centuries. There are 6/8 different restaurants in the historical center of the town. The nearest restaurant is at 3 kms from the property “Ristorante Pizzeria Scroccazucche”. There are a couple of large supermarkets near Sinalunga, 11 kms from the property. The COOP one at the shopping center "I Gelsi" is sometimes also on Sunday open. There is a large outlet & shopping center at 15 kms near the highway exit (Outlet village Valdichiana). There is a 9 holes (par 34) golf course 12 kms far away near Bettolle.
