The open-plan layout includes a comfortable double bed and a sofa bed, accommodating up to three guests. Fresh bed linens, ample clothing storage, and warm décor create a welcoming atmosphere for relaxing after a day of exploring the city. The modern bathroom is fully equipped with a shower, soft towels, hair dryer, and complimentary essentials such as shampoo and body soap.



The kitchen area is well equipped for preparing meals at home, offering a refrigerator, stovetops, oven, kettle, toaster, coffee maker, cookware, dishes, and silverware. A dining table provides a cozy space for meals or remote work. Guests can enjoy air conditioning, a flat-screen TV, wireless internet, and a washing machine—making the studio ideal for both short and extended stays.



One of the highlights of the property is the private patio, furnished with an outdoor table and chairs. Zografou is well known for its youthful energy thanks to its proximity to the University of Athens campus, creating a dynamic mix of students, professionals, and families. The neighborhood is full of authentic tavernas, cozy cafés, bakeries, and small shops where visitors can experience everyday Greek life. Nearby parks and green spaces provide pleasant spots for walks and relaxation, while cultural venues and small theaters add character to the area.



Public transport is excellent, with frequent bus routes connecting directly to Syntagma Square, Kolonaki, and the Acropolis area. We would like to inform you about an important regulation mandated by the Greek government. All guests are required by law to pay an Environmental Fee. This fee cannot be included in the booking price and must be collected separately before arrival, as stipulated by the Greek authorities.



The fee is:



€8 per night for apartments



€15 per night for villas

This amount is not a charge from us, and we do not profit from it in any way.



Once we collect this fee, we pay it in full directly to the government as a tax.



Unfortunately, we are not allowed to waive, reduce, or absorb this fee, no matter the circumstances.



Payment is required before check-in, as per Greek law.



We completely understand this might be frustrating, and we sincerely wish we could make it easier for you. However, we are legally obligated to comply, and without this payment, check-in is not permitted.
