The property is situated in the idyllic village of Krmed, just a 10-minute drive from the beautiful beaches and clear, turquoise waters of the Adriatic. Relaxing days at Mon Perin beach (a 17-minute drive) are particularly recommended.

For everyday essentials, the nearby town of Svetvinčenat (a 9-minute drive) offers the nearest supermarket and several excellent restaurants serving traditional Istrian cuisine. The town also features a Renaissance church and the impressive ruins of Grimani Castle. The historic town of Bale (a 9-minute drive) is also worth visiting, with its narrow, cobbled streets, well-preserved medieval buildings, breathtaking views, and delicious cuisine.

For those looking to explore further, the historic town of Rovinj is a 25-minute drive. Dominated by the baroque Church of St. Euphemia, the once-fishing village has become one of Istria\'s most popular destinations. Climbing its 60-meter-high tower is well worth the effort – from here you can enjoy breathtaking views over the town\'s rooftops, the winding streets, the harbour, the marina, and the deep blue Sea. Other popular excursions include Pula (a 35-minute drive), known for its ancient Roman architecture and the Limski Canal, which is popular for oyster and mussel farming.
