The rate includes:
- Utilities: electricity - water - gas for kitchen use - hot water and heating - weekly linen, initial and final

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage caused to the property during your stay (up to the maximum of 1,500.00€ and with the restrictions provided).

Villa Pitrizzina is a two-level residence surrounded by a Mediterranean garden, a few minutes from Porto Cervo and the famous beaches of the Costa Smeralda. The property borders other villas, from which it is separated by dense native vegetation that delimits its perimeter, ensuring privacy. Located in a privileged residential area, it allows easy access to beaches and services. From the garden, a staircase and a pedestrian avenue lead to the nearest beach in about 5 minutes. The large interior spaces are accompanied by a panoramic veranda with breathtaking views of the islands of Caprera, La Maddalena and Cappuccini, ideal for enjoying the sunsets. Outside, the pool with solarium area and the fenced garden, full of Mediterranean vegetation and paths, offer an atmosphere of total relaxation. Restaurants, bars and supermarkets can be found within a radius of about 1 km, while the renowned beaches of Liscia di Vacca, Cala Granu and Cala Pitrizza are easily reachable in a few minutes by car.

Interiors:
The villa is spread over two levels connected by an internal staircase for about 150 square meters. GROUND FLOOR - Main entrance; living room with direct access to the veranda; kitchen; two double bedrooms; one twin bedroom; two bathrooms with shower. BASEMENT FLOOR (with access to the outside pool side) — A double bedroom; bathroom with shower and washing machine. Air conditioning in the living room and bedrooms on the ground floor.
Park:
The garden fenced by hedges, dry stone walls and mesh extends for about 1000 square meters on two levels. It is enriched by native vegetation, bougainvillea and oleander hedges and includes the pool area and a spacious veranda that develops in front, equipped with a dining table and seating area. The roof of the villa houses a panoramic sun terrace. The property is accessed through a driveway located along the avenue of a residential area, after which there is a covered shed with two parking spaces. N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located a few meters from the villa, on the same level as the lower floor. Irregularly shaped with access from a Roman staircase; dimensions 4.20 x 7.50 m and a constant depth of 1.50 m; covered in PVC and equipped with internal lighting; chlorine purification plant. Solarium area equipped with sun loungers, umbrella and cold water shower. Open from the last Saturday in April to the first Saturday in October.
