The Space
Villa Perpoli is arranged over two floors and welcomes guests with wide, light-filled interiors designed to enjoy the Tuscan countryside at every moment of the day.
Ground floor:
• Large living room with fireplace, comfy seating, smart TV, fans, WIFI, games
• Living room leads through to spacious light veranda/dining room with exposed beams overlooking the garden and glorious mountain views. Light enters from every side, creating a calm and harmonious atmosphere.
• Kitchen, directly connected to the living area - fully equipped and perfect for shared lunches and dinners. Oven, large hob, double sink, microwave, fridge/freezer, dishwasher, kettle, toaster, coffee machine and insect screen.
• Shower room with large shower cubicle, WC,and hairdryer. Insect screen.
First floor:
• Double bedroom with en-suite –ceiling fan, plenty of clothes storage leading down to private bathroom featuring a shower, hydromassage tub and a wonderful view of the valley. Insect screen.
• Double bedroom – views over garden, ceiling fan.
• Large single – bed is actually what the Italians call a ‘piazza e mezzo’ so a wide single, panoramic views, study space. Insect screen.
• Shower room – large shower cubicle, basin, WC, bidet and hairdryer.
Hallway/landing has aircon unit.
Outdoors:
• Large private fully fenced garden where nature, peace and comfort meet. From here, the view stretches uninterrupted across the Apuan Alps and the Apennines — a striking backdrop from morning until night.
An outdoor kitchen with barbecue and pizza oven makes dining al fresco a pleasure.

A little about the area
This villa is situated within a flat enclosed garden with stunning mountain view a 45 min drive from Lucca. This is a really peaceful location, with far reaching country and mountain views, and only a 5 min drive from the market town of Castelnuovo di Garfagnana with its shops, bars, restaurants and train station. Gallicano, just a 12 minute drive has similar facilities as well as a hypermarket.
There is a very good restaurant a 25 minute walk away, or pop in the car and arrive in 1 minute!
Well located for exploring local towns and hilltop villages, the property is also within reach of some of the traditional Tuscan sights.

• Lucca - mediaeval fully walled city – 45/50 mins – cycle around the walls, people watch in Piazzas, shop til you drop, climb towers, feast on the food, or take in an opera recital!
