Located just a short drive from the UNESCO-listed baroque towns of theVal di Noto and the beaches of the southern coast, this spacious villa is ideal for large families, retreats, or groups of friends seeking a mix of tradition, comfort, and Sicilian charm.

The main villa spans two floors and accommodates guests in three elegant double bedrooms, each with a private ensuite bathroom. Two of the bathrooms feature both a shower and a bathtub, ideal for a touch of extra comfort.

The interiors blend traditional architecture with cosy, lived-in charm highlighted by a grand dining room with a central floral installation, a comfortable lounge with fireplace, and a striking antique billiards table.

The villa also features a modern kitchen, perfect for preparing local specialties, and a tranquil first-floor reading and meditation corner, where guests can unwind with a glass of local dessert wine or brandy by the fire on cool winter nights.

The property opens onto a large courtyard overlooked by a charming stone-columned portico, enclosed by electric shutters to be enjoyed in all seasons. This covered outdoor living space includes an industrial kitchen ideal for cooking classes or catered meals, a brick wood-fired oven, a coal barbecue and a cosy bar corner for cocktails and aperitifs

From here, guests can step into the lush gardens and reach the villa’s generous swimming pool (17m x 9.5m, depth 1.3m to 3m), designed for full accessibility. A wide slide and gently sloping stone steps allow all guests, including those in wheelchairs, to safely enjoy the water. The pool is surrounded by a sun-soaked solarium, Mediterranean landscaping, and fragrant citrus trees.

Elsewhere on the estate, a rustic stone barbecue and gathering area with seating for up to 50 guests offers the ideal space for large lunches, celebrations, or relaxed evenings. A manual water cistern, traditional in the Modica countryside, adds historical charm.

At the edge of the garden is a 250 sqm open-air dance and yoga space, complete with lawn, bamboo plants, and shaded arbours, perfect for private events, wellness retreats, or outdoor classes under the Sicilian sky.
