Full of rustic charm, this apartment on two levels sleeps 6 people. It is part of a beautifully restored Casa Colonica, “Leopoldina”, in the heart of the gorgeous Tuscan countryside. The apartment retains many of its original features with terracotta floors and beamed ceilings.

The ground floor space offers a large living room area, with a traditional brick archway that separates the sitting area from the kitchen/dinner. In the sitting area, there is a stone fireplace plus a comfortable sofa and a flat-screen TV. The staircase, next to the fireplace, leads upstairs to the bedrooms. Double doors by the sofa open directly onto a shaded terrace and private garden. The terrace is furnished with a table and chairs for meals al fresco. The kitchen/dining room has a table for 6 people. The smart, fitted kitchen is well-equipped with a cooker hob, oven, dishwasher, fridge, freezer and drip coffee machine.

Outdoors, the gardens, both private and communal, have been as carefully considered as the interiors. Each apartment has a private lawn and terrace. The shared swimming pool has multiple sun loungers and parasols for guests to relax.

Bedroom 1: On the first floor, the airy master bedroom is furnished with a wrought iron double bed, antique chairs and a wardrobe.
Bedroom 2: Also on the first floor, the second bedroom has 2 single beds and a wardrobe.

Bathrooms
Bathroom 1: On the first floor there is a separate bathroom with a shower, bidet, basin and WC
Extra: There is a 2nd WC with washing machine on the ground floor.

Location
The property is ideally situated for exploring some of the most beautiful parts of Tuscany and nearby Umbria. At the foot of the hills, below the stunning Etruscan town of Cortona (15 minutes), the villa is close to local amenities, with excellent road access to Arezzo (40 minutes), Lake Trasimeno (25 minutes), Florence (1 hour, 15 minutes), Siena (50 minutes) and Perugia (50 minutes).

The town of Cortona is well worth a visit. Its Etruscan walls contain medieval houses and Renaissance palaces. There are many excellent restaurants and cafés to suit all budgets. For guests who want to cook at home, Cortona’s weekly market takes place every Saturday. Here you will find the best local produce.
