Villa Anji is a lovely villa with a private pool. The villa is just a walk away from the beach (450 m) and sits on the edge of the Vendicari nature reserve, where you will find a mixture of lagoons, sand dunes, sandy beaches and rocky coastlines. The small fishing village of Marzamemi and the roman villa of Tellaro are nearby and the charming baroque towns of Noto, Syracuse, Modica and Ragusa-Ibla are within easy driving distance.

The 300 square meter villa develops over 3 levels and is divided into 3 apartments.

On the ground floor you will find a living room (with comfortable seating and a fireplace), a dining room (with tables and chairs) and a well-equipped kitchen. Two double bedrooms (with double beds) with en-suite bathrooms (with showers) and a bathroom (with shower).

On the first floor (accessed from inside or outside the property) you will find a living room (with comfortable seating and access to an outside terrace) and a well-equipped kitchen. One double bedroom (with double bed) with a balcony, one twin bedroom (with two single beds) with a balcony and a bathroom (with shower).

On the second floor you will find one double bedroom (with double bed and access to an outside terrace) with en-suite bathroom (with shower). One double/twin bedroom (with a double bed that can be split into two singles) with en-suite bathroom (with shower). One double bedroom (with double bed), one bathroom (with bath) and a kitchenette.

Please note: 2 bedrooms and 2 bathrooms from the description above will be closed off when the villa is booked with the under-occupancy price.

Outside you will find a well-kept garden with a private swimming pool (10 m x 5 m; depth 0.6 m – 1.8 m; open from 01/04 – 31/10) and sun deck, a gazebo, a barbecue and outdoor shower.
