Il Mandorlo is a private six-bedroom country estate with an infinity pool, set on 1.5 hectares on the border of Tuscany and Umbria, near Lake Trasimeno. This newly restored villa blends rural Italian architecture with refined contemporary interiors. With generous indoor and outdoor living spaces, five-star comfort, and optional concierge and chef services, it is an elegant base for gathering, relaxing, and exploring central Italy.



The Space:

Il Mandorlo combines understated architecture with calm, carefully curated interiors. Natural materials, soft tones, and designer furnishings by B&B Italia create a sense of quiet luxury throughout the home.



The main house spans three levels and features five spacious double bedrooms, all with handmade box springs and en-suite bathrooms. Two comfortable living rooms provide space to gather or unwind, one centered around a fireplace. The central kitchen, equipped with a Lacanche oven and wine climate cabinet, is designed for shared meals and social cooking.



A sixth en-suite bedroom is located in a separate historic pigeon tower, offering a self-contained and romantic retreat with its own kitchenette and sitting area.



Outdoors, professionally landscaped grounds include an infinity pool overlooking rolling hills, a pool house with bar, and a covered outdoor kitchen with pizza oven and barbecue. A jeu-de-boules court, ping-pong table, and seasonal vegetable garden complete the setting.



Guest Access:

Guests enjoy full private access to the entire estate, including the main villa, pigeon tower guesthouse, gardens, infinity pool, pool house, and all outdoor living areas. The property is exclusively yours for the duration of your stay.



The Neighborhood:

Il Mandorlo is located near Lake Trasimeno, ideally positioned to explore both Umbria and Tuscany. The lakeside town of Castiglione del Lago is just a 15-minute drive away, offering shops, cafés, and waterfront dining.



The surrounding countryside is dotted with historic villages and cultural landmarks, including Montepulciano, known for its Vino Nobile, and Pienza, a Renaissance jewel. The historic cities of Perugia and Orvieto are also within reach for rewarding day trips.



Getting Around:

A car is essential for reaching the property and exploring the surrounding region. The nearest airports are Perugia (approximately 45 minutes) and Florence (approximately 1 hour 45 minutes) by car. On-site parking is available.



Other Things to Note:

• The home is best suited for families with children aged eight years and older.

• The villa is equipped with floor cooling throughout, designed to provide quiet, even cooling during warmer months. This system differs from conventional air conditioning. For additional cooling, portable or window air conditioning units can be provided in bedrooms upon request.

• A car is required to fully enjoy the surrounding area.

• The property is spread across multiple floors and buildings and may not be suitable for guests with limited mobility.

• Best time to visit is May through September, when outdoor living and the pool can be enjoyed most fully.
