At the center of the outdoor area is a stylish swimming pool with sea views, surrounded by comfortable loungers and large umbrellas for the ultimate relaxation. Next to it, you’ll find a fully equipped outdoor kitchen with a bar and a barbecue, perfect for unforgettable evenings under the stars. For a complete wellness experience, there is an outdoor jacuzzi and an exclusive spa area with a Finnish and infrared sauna – located beneath a carefully designed ceiling with realistic green decor and a sea view. The walls are clad in luxurious marble, and every corner here looks like a page from a premium lifestyle magazine. The interior of Villa Tramontana is a carefully curated blend of modern design and artistic elegance – every painting on the wall has been thoughtfully selected, with several pieces acquired from renowned artists. Underfloor heating runs throughout the villa, with room-by-room temperature control for year-round comfort.
The villa features 4 spacious bedrooms, each with a king-size bed and its own elegant en-suite bathroom. All bedrooms are located on the upper floor, and most offer direct sea views, making each morning truly unforgettable. Guests have access to the entire house. The house is bordered by agricultural woodland on the north and east sides. On the west side, there is another similar villa, ensuring sophisticated neighbors, separated by large walls and lush greenery. The south side reveals the villa’s elevated position, ensuring privacy and magnificent sea views.
The villa is located in one of Opatija’s most charming and peaceful areas – Šetalište Carmen Sylve.

Just a few minutes from the sea and the famous Lungomare coastal promenade, the neighborhood combines natural beauty with timeless elegance and provides the perfect setting for a relaxing stay near the heart of Opatija. Please note: upon arrival, a refundable cash security deposit of €1500 is required.
